What do you look for in a Home Inspector?

To many people, they believe their Inspection was the best. Then we come in and perform our Inspection. We understand that according to the Standards of Practice we are not required to climb on roofs, enter Crawlspaces without proper clearance in the entry-way or even enter Attics that have no flooring or even too small of an access point and inaccessible areas within an accessible attic that has only partial flooring. When we began our Home Inspection Business, we could not wait to enter these difficult to access areas. Because we work harder than expected, we have located so many defects that have gone unnoticed. We climbed on a roof (mind you, we are not required to) that had been Inspected from the Ground. It was plainly Stated that it "May need replaced in the near future." Our Inspection from that roof proved a hole existed and the wood had been deteriorating for quite some time. Vantage Point is everything. We entered an Attic that clearly no one had disturbed the blown-in insulation since who knows when. Possibly since it had been installed. Unfortunately, the insulation installer/s cardboarded up about 8 inches above the joists to prevent insulation from falling into the Kitchen where the entry point was located. No one had challenged the cardboard and again, there was no flooring. We entered this Attic knowing the layout of the roof (T-Shaped) and had a difficult time finding the intersection of the "T". Once we discovered it, we entered into it. We found a plumbing vent had been disconnected. It had merely be attached using masking tape. Anothercrawlspace revealed a Sump Pump had been leaking through its discharge piping and was flooding the Crawlspace over and over again. The flex hose was attached to rigid pvc using only electrical tape. Easy fixes can often be made on some of the most destructive defects. These are just a few facts to ponder. Ask your Home Inspector these questions- 1.) Do you enter and Inspect as much of the Crawlspace as possible? Our response- Every chance we get and everywhere we can get to. 2.) Do you enter Attics without flooring and Inspect all areas of it? Our response- Every single time and all areas when possible 3.) Do you walk the roof when possible and safe? Our response- Absolutely. We work hard for you so you have as much information about the Property as possible.
